Land-Use Request Resisted

KEYSTONE - A proposal to increase the development potential of 58 acres on the north and south sides of Van Dyke Road, west of Gunn Highway, is meeting resistance from county planners.

The parcels are in the county's rural service area, which doesn't have public water or sewer services to handle the extra demands, say planners from the county's Planning and Growth Management staff.

"The existing land use is consistent with the surrounding land uses which are low density residential land uses," the planners added in objecting to a proposal by Tommy Shannon to amend the county's long-range growth plan to accommodate more development at the intersection.

The land's designation allows up to one residence per acre, with consideration for limited commercial uses.

The amendment proposed by Shannon, would increase the potential number of residences by 116, bringing the total to 174.

It also would boost the potential for commercial development, increasing the maximum square footage from 30,000 currently to 110,000 under the new designation.

Heather Lamboy, a planner for the Hillsborough County City-County Planning Commission, explained Shannon's proposal at a planning commission workshop Monday. She said planning commission staff members have not completed their recommendation.

Planning commissioners took no public testimony during their workshop.

The planning commission advises the Hillsborough County Commission on changes to the county's long-range plan.

The advisory board has set a public hearing for 5:30 p.m. Jan. 14 to consider this and other proposed land-use changes.

The county commission is scheduled to consider changes to the long-range plan at 6 p.m. Feb. 7.
