CITRUS PARK - Subdivisions such as Arbor Lakes are becoming the norm on a once rural stretch of South Mobley Road.
The upscale deed-restricted development comprises 250 homes, plus a community park, tennis courts and a gazebo. Nearby schools include Hammond Elementary, Walker Middle and Sickles High.
The Arbor Lakes of Hillsborough County Homeowners Association is governed by a board of directors, elected by the homeowners. The board contracts with Greenacre Properties to manage the day-to-day affairs of the development.
Arbor Lakes' original developer, MI Homes, turned over the homeowners association to the homeowners in early 2002. Its president is Becky Buffington, who also heads the welcome committee.
A social committee, headed by resident Marcia Blount, sponsors activities including children's playgroups, a book club and two Bunko groups. They will host three to four events in the neighborhood's park this year.
The homeowners association reported assets of $126,816 this year, said property manager Dave Reid. Some improvements since 2002 include new lighting in the playground, five speed humps installed by Hillsborough County, deed-restricted community signs at the front and rear entrances and new park landscaping.
At this month's annual homeowners meeting, some residents complained about neighbors parking cars on the streets. There were also a handful of break-ins reported.
Arbor Lakes is not a gated community. Reid said the residents, by and large, prefer to keep it that way.
